The five-day rule, explained plainly

For licensed removal of more than 10 mΒ² of bonded asbestos, or any friable asbestos, your removalist must lodge written notice with SafeWork NSW at least five calendar days before work begins. No fee, no approval letter β€” the clock simply has to run.

Genuine emergencies differ: where a sudden event creates immediate exposure risk, removal can start straight away provided SafeWork NSW is phoned and paperwork follows within 24 hours.

Assessment & Fixed Quote

We inspect, measure and identify the material, then issue a written fixed-price quote covering removal, transport, tip fees and clearance. No hourly rates, no later variations.

Control Plan & Notification

We prepare the asbestos removal control plan, lodge the SafeWork NSW notification where required, and draft the written neighbour notice.

Exclusion Zone & Containment

Signage and barricades go up, the area is sealed with plastic sheeting where needed, services isolated. Crews work in disposable coveralls with P2 or P3 respirators.

Wet Removal, Sheets Intact

Asbestos cannot go in a skip, a household bin or a general transfer station. In NSW it must be double-wrapped, labelled and delivered to a facility specifically licensed by the EPA, with loads above 100 kg tracked through WasteLocate.

Asbestos tip fees are far higher than general waste β€” which is exactly why some operators quote suspiciously low, then dump the material or bury it on site. When dumped waste is traced to its source the penalties are severe, and as the owner who commissioned the work you can be drawn into it.

What is the difference between asbestos removal, encapsulation and testing?

Testing confirms whether a material contains asbestos through laboratory analysis. Removal takes it off site and disposes of it lawfully. Encapsulation seals it in place. Under the NSW WHS Regulation, removal is the expected first option during residential refurbishment wherever reasonably practicable β€” encapsulation is a documented fallback where removal would create greater risk, not a cheap DIY alternative.

Do I need council approval for asbestos removal in Sydney?

Straightforward removal from an existing building generally does not need council approval, because regulation sits with SafeWork NSW. But if removal forms part of demolition or building work under a development consent or complying development certificate, council conditions apply β€” usually including written notice to adjoining and opposite neighbours.

Where does asbestos waste go once it leaves my property?

To a facility specifically licensed by the NSW EPA to accept asbestos β€” not a general tip. What should I do if asbestos is discovered mid-renovation?

Stop work and keep everyone out β€” do not sweep, vacuum or hose the dust, as household equipment spreads fibres rather than capturing them. Close the room off, leave the material undisturbed and call a licensed removalist. If it has already been broken or power-cut, say so: the site may need decontamination and air monitoring as well as removal. We prioritise mid-renovation call-outs.

Do I have to notify my neighbours before asbestos removal?

If the work falls under a development consent or complying development certificate, written notice to adjoining and directly opposite neighbours is required before removal. For smaller jobs it is not always mandatory, but Sydney councils strongly recommend it. Neighbour notice is separate from the five-day SafeWork NSW notification, which we lodge for you β€” we prepare both.

Can asbestos removal be done in wet or windy weather?

Light rain is generally fine, since bonded material is deliberately kept wet anyway to suppress fibres. Wind is the real constraint: it carries fibres beyond the exclusion zone and makes handling large roof sheets dangerous at height. We reschedule roof jobs rather than work through high winds, and wet roofs raise fall risks too.

Will my home insurance pay for asbestos removal?

Usually not for planned removal β€” insurers treat renovation-driven asbestos work as maintenance rather than an insurable event. Where material is damaged by an insured event such as storm or fire, removal and make-safe is often covered. Separately, notify your insurer before major asbestos work: many policies require disclosure of work involving hazardous materials. We supply the documentation insurers ask for.

How soon can removal start after I accept a quote?

For jobs under 10 square metres of bonded asbestos no notification is required, so we can often schedule within days. Above that threshold the five-day period runs from the day we lodge, so expect work to begin roughly a week after you approve. Genuine emergencies involving damaged material can proceed sooner.
